Position Objective
The Facility Site Specialist provides strategic development and administration of the 475 acre NHQ land management program, grounds maintenance, and waste management for all WI owned properties. Responsibilities include, liaison support of the internal building and site team, vendor management of all site and waste management suppliers, and site inspection services related to landscape, horticulture, pavement, parking structures and lots. The position ensures site safety and contributes to American Family`s brand as a professional, financially strong, and sustainable organization.
Primary Accountabilities
- Program Development (60%)
- Develops and maintains sustainable practices related to the natural prairies, oak savannahs, rain and butterfly gardens, Class C fish hatchery, and retention pond. Provides liaison support to the non WI facilities and Support units on sustainable land management solutions.
- Develops practices and standards for maintenance of all woody ornamentals (trees and shrubs), herbaceous ornamentals (perennials), and annual flower display beds.
- Oversees practices related to fertilizer applications, species specific pruning, and monitoring of plants for optimal nutrient levels.
- Designs and specifies plant material for all exterior annual and perennial flower beds. Ensures appropriate cultural care, rotation, and replacement of interior foliage plants. Prepares the working drawings, cost estimates, and specifications of exterior landscape design projects and interior foliage plant installations.
- Oversees the greenhouse operations for the production of bedding plants, perennials, and seasonal flowering pot plants.
- Develops and promotes a master plan for enhancement of wildlife habitat within corporate held property suitable within corporate property development. Promotes and educates employees and the community regarding active habitat management programs.
- Determines prioritized list of site natural resources in greatest demand for biodiversity preservation. Implements land management practices appropriate for the preservation and restoration of prioritized habitat.
- Assesses typical failure of exterior asphalt, concrete and stone pavement. Determines appropriate repairs.
- Coordinates pest control measures for building pests. Ensures identification of pest as well as appropriate control measures. Monitors pesticide usage to meet OSHA and FIFRA requirements. Determines fertilizer and pesticide applications utilizing an integrated pest management (IPM) program. Monitors applications for appropriate selection, scheduling and calibration.
- Coordinates the design, installation, and repair of holiday decorations.
- Vendor Management (20%)
- Develops specifications, bids, secures and administers landscape maintenance, snow removal, and interior foliage plant contracts.
- Performs the bid requisition processes for all maintenance services to include exterior building signage, parking lot/ramp maintenance, exterior asphalt, concrete, and stone pavement, waste hauling, recycling, and structural pest control. Coordinates and executes bid process for contracted services.
- Requests and authorizes procurement of supply/equipment inventories. Ensures that proper inventories are maintained to support departmental needs.
- Performs routine inspections of contracted services. Ensures services are performed to quality and frequency standards.
- Researches, tests, and compiles data on new equipment, materials, and procedures. Develops appropriate reports and recommendations.
- Communications and Site Inspections (20%)
- Coordinates internal communications for all site related maintenance and capital replacement efforts impacting business partners.
- Utilizes internal social media tools to provide education and information related to site programs, policies, and services.
- Coordinates internal divisional communications related to cross functional site maintenance efforts.
- Coordinates and conducts regular inspections of grounds to ensure professional site appearances, site safety, and repair requirements of sidewalks, curbs, ramps and lots.
- Coordinates and conducts regular inspections of services provided by outside contractors. Ensures frequency and quality standards are being maintained in accordance with established programs.
